In 1888, John and Annie Rankin purchased this lot from Joseph and Emily Roy for $5,312.50.  At this time the Roys lived at the southeast corner of Kenilworth and Erie, immediately to the south; later their house was moved to 8 Elizabeth Court.  They commissioned the design of a house from Patton & Fisher, probably completed in 1889.  The completed house is a good example of the Queen Anne architecture that Patton and Fisher were producing at this time — imposing houses with a wide variety of exterior cladding, many jutting bays and turrets, complex roofline and bulging curved surfaces.  In 1944 the south 50 feet of the property was sold to Walter N. Brinkman, and the west 50 feet was sold to George H. Seymour.
